FIX REO works with qualified vendors to ensure that the properties they are responsible for are preserved and managed in a way that complies with the regulatory guidelines required by the specific loan, as well as any code compliance legislation for the area. Our services are fully comprehensive, and we understand the importance of trust from our clients. We work closely with our vendors to secure the property, remove all debris, oversee regular lawn maintenance and winterize the property when necessary. Our common goal is getting a property into conveyance condition.
Lawn maintenance on a regular basis prevents the grounds from looking vacant, and relieves the property of any existing or potential violation of local ordinance. Lawn maintenance services provided by FIX REO includes mowing the lawn, weeding, edge trimming, sweeping of all paved areas (including sidewalks, driveways, patios, etc.) and the removal of all clippings, cuttings and debris. Disposal is always in compliance with jurisdictional requirements.
FIX REO will oversee any required services needed to comply with investor guidelines and/or client requirements. For loan types that aren’t subject to applicable regulatory guidelines, our vendors are instructed to follow HUD guidelines. The service includes changing the entry lock, locking all windows and doors, winterizing as specified, and maintenance of the exterior grounds in the warmer months.
FIX REO will winterize the plumbing at each property to prevent freeze damage, in accordance with the investor requirements for each loan type.
Lock or locks will be changed at each property to the key code according to the regulatory requirements and/or client requirements. If the loan has no applicable regulatory guidelines, the HUD guidelines will be followed. There is no additional property preservation to be completed in conjunction with this work order type, unless specifically requested.
Conveyance Condition Management
FIX REO checks the work required by the regulatory guidelines for each loan type, and assures it is completed, and that the property is in conveyance condition. If further work is needed to bring the property into conveyance condition, and can be completed with investor guidelines, those services will be completed. If the work cannot be completed FIX REO will provide an estimate for the additional work required to bring the property into conveyance condition.
